Westminster business park wooing tenants
WESTMINSTER A prime bit of real estate on the way 2 corridor in Westminster can bring new industry and jobs to the region.
The path 2 Commerce Park, which houses the companies Simplex and Interstate Container, has nearly 400,000 square feet of space readily available for purposes ranging from office space to heavy manufacturing.
Robert LeClair, an associate with CB Richard Ellis, the realestate broker marketing the property on behalf of Hackman, says once tenants are found, residents of Westminster and neighboring towns may begin to determine more employment opportunities open up closer to home.
"We would anticipate that tenants visiting this site would rely principally on employees from the local community," LeClair said.
Based on LeClair, the property's attractive qualities could be described under the "three P's" people, power and price. "Owners have been marketing it in a very affordable rate. However this is a very tough market right now," said McKeehan.
CB Richard Ellis has been searching for new tenants since January. LeClair said the home received some interest from BostonPower, which manufactures batteries for hybrid cars, but the business park was conducive to the business's needs.
Still, LeClair said hello isn't uncommon for properties to put vacant as much as 18 months before a lease is signed.
John Root, senior vice president of asset management for Hackman Capital, agrees.
"It's difficult to predict. The market is a little slow, but we're optimistic concerning the quality of this building with regards to the marketplace," said Root.
